How to find your dream home when you need to move? When you interview a Realtor or real estate agent to sell your house, I have to do your homework and have your old house ready to put on the market. When you are a motivated seller, you try to impress your agent (the same way you are trying to impress a buyer) to sell your house at the highest price. Pretend that the agent is your first potential buyer. Remember that first impressions are everything, not only to a potential buyer but also to a real estate agent. If you want the agent to sell your property quickly and get top dollar, show him or her that you are a serious seller by the immaculate appearance of your home. In addition, remember that you and your agent are a team. You must both work hard and support each other during this emotional process.
When you need to start moving and if you do not have a real estate agent, you can use the internet to locale an agent in your neighborhood by asking a neighbor for a reference, or talk to your relocation representative.
The goal is to make your old house show like a model home. There should be a place for everything and everything in its place. Builders know that model homes sell their houses. Not only are models clean and neat and orderly, but there is usually classical music playing in the background, the windows are spotless and sunlight is flooding into the house, and all of the light fixtures and lamps in the house are switched on. Sometimes (here are cookies baking in the kitchen, a fire in the fireplace, or hot cider on the stove. People fall in love with model homes because they are impeccably decorated and beautifully landscaped. People are enthralled by a model home. Personal belongings such as shampoo in the shower, toothbrushes on the countertop, dishrags in the sink, or dirty boots in the laundry room are not scattered throughout the house. When people walk though a model home, they say to themselves, “I could live here!” Potential buyers can fall in love with your house if you replicate that formula for success.
Model homes are run to explore! Go visit a few model homes in your area. Bring your camera and take pictures of your favorite creative ideas to use in your home. If you have been thinking about adding a few pieces of new furniture or accessories to your home, now is a good time to go shopping.
If you are on a budget, look for furniture sales. Sometimes floor sale items can be delivered within a few clays. Also look for a model-home furniture sale where you can often buy high-quality, unique furniture and accessories at greatly reduced prices. New, stylish furniture and accessories make a room look more inviting and dramatic.
Bottom line is, when you attempt to move quickly and need to sell your home, invest some money, not much and make your home a lot more appealing. Just keep lights on, play music quietly even if you are not home, bake some cookies in the morning and before you know it, you will have offer on your table waiting for you.
